Debt Collection in a Bad Economy
Using real life examples, we tackle the tough question of how to effectively collect association dues and assessments in the worst economy in 30 years. Many unit owners are out of work, upside down in their mortgages, and some just want out of their unit. How are lenders responding differently now than in the past? What can associations and managers do to maximize the chances that owners will pay?

Association Lien Foreclosures - Beyond the Basics, Into the Twilight Zone
Foreclosing an Association's assessment lien is one the more expensive, lengthy and uncertain tasks confronting an Association board. This presentation will go beyond the basics of a lien foreclosure to address some of the more advanced and uncertain aspects of the process. The issues covered will include redemption period choices (12, 8 or 0 months), possession and rental rights during the redemption period, lender issues, and post-foreclosure sales of redemption units. Factors to consider when determining whether and when to foreclose will also be discussed.
