Reserve Studies: Turning Data into Action
There is often a “sweet spot” of value based on material selections, specifications, and the expertise of the professionals engaged to perform the work.
Reserve studies are an essential planning tool for every community association - but only when fully understood and thoughtfully applied. Your roofing, siding, decks, windows, paint, asphalt, elevators, etc. are deteriorating over time at a predictable rate – a reserve study measures that deterioration and estimates their associated costs, providing you a clear roadmap to prepare for their repair and replacement needs. While these projects can be significant investments, there is often a “sweet spot” of value based on material selections, specifications, and the expertise of the professionals engaged to perform the work. When used as more than a compliance requirement, a well-prepared reserve study - and a knowledgeable reserve study professional - can be a powerful decision-making resource that supports financial stability, transparency, and long-term community health.
This course is approved by Community Association Managers International Certification Board (CAMICB) to fulfill continuing education requirements for the CMCA® certification.

Jim Talaga, RS began with Association Reserves in 1997, as a field representative, then opened the regional office in 2001. Under his leadership, the Washington team has reached the significant milestone of 10,000 completed reserve studies, serving a wide range of facilities and interests in the Pacific Northwest. A resident of Washington since 1978, he has more than 30 years of experience in Reserve Study preparation, custom home construction, and real estate valuation. Jim earned the Community Associations Institute (CAI) Reserve Specialist designation, having the distinction of being RS #66 across the United States. He is a former board member of the Washington Chapter of CAI, and current author, speaker, and educator. A strong advocate for consumer protections, he served for eleven years on the CAI Legislative Action Committee (LAC), ending as co-chair. As a member of the LAC, Jim reviewed proposed legislation affecting community associations, and co-authored bills during the 2008, 2009 & 2011 sessions that were ultimately written into law. Outside of the office, Jim is an avid jazz bassist, and loves boating, snowboarding and travel. |

Ryan Talaga brings six years of experience in the preparation and development of reserve studies, supported by a Master of Business Administration from Whitworth University. He began his association with Association Reserves as a high school intern, where he led the digital archiving of more than two decades of records and contributed to financial analysis modeling for community associations. Ryan launched his professional career with Engie Insight, where he advanced quickly into a team leadership role within the resource management division. In this capacity, he led a team specialized in cost trend analysis, providing strategic insights to support resource planning and financial decision-making. His combined background in data analysis, operations, and resource management positions him as an effective and detail-oriented project manager. Outside of work, Ryan enjoys hiking, rock climbing, and playing guitar. |
