You may know that the WUCIOA budget and reserve statutes apply to all condos and HOAs, but you may not have heard that as of January 1, 2026, the WUCIOA meetings provision at RCW 64.90.445 applies to all communities as well. The new meetings provisions are quite different from all of the previous community law statutes that your bylaws were written to match, so the change is going to be significant. Marlyn Hawkins, Esq., Community Association Law Group (CALG) A Puget Sound area native, Marlyn began her legal career as a criminal prosecutor in King County, then transitioned to the private sector in 1999, where she practiced general civil litigation focused on real property issues. Since 2002, Marlyn has represented community associations almost exclusively, first as a construction defect litigator, and then as general counsel. Marlyn started CALG after being a partner at Barker Martin for many years. Her goal is to provide the best general counsel services in the industry. Having extensive trial and appellate court experience, Marlyn is able to provide her clients with keen insight into how judges and juries tend to react to certain actions, which means she can provide realistic risk assessments relating to a client’s chosen action. A child of two educators, Marlyn is dedicated to the education of homeowners, directors, and community managers for the overall improvement of the industry and quality of life. Out of the office, Marlyn enjoys dancing and silversmithing. |
