This presentation will provide an overview of SB 5686, focusing on its key provisions, the new rights granted to delinquent owners, and the updated procedures associations must follow when collecting delinquent assessments—including revised prerequisites for foreclosing on an association’s lien. We will explore how an Association’s collections policy can be leveraged to ensure compliance with these new requirements, as well as offer practical strategies to managers to equip them with the knowledge and tools needed to navigate SB 5686 and uphold best practices in delinquent assessment collection.

Alexis also provides legal counsel to associations regarding enforcing the association's governing documents including levying and collecting fines, as well as drafting rules and regulations to assist with compliance and timely payment of assessments and other duly levied charges. Alexis is based in VF Law’s Seattle office and represents associations in Washington and Oregon. In her free time, Alexis enjoys watching sports, traveling, and spending time with family and friends.

  Bernadette Pena, Esq. is an associate attorney at VF Law. Her practice focuses on collections, enforcement and general counsel work. Prior to working with VF Law, she worked as a compliance auditor which deals with ensuring that processes are complying with established policies and laws.
